25-Story apartment development seeking approval at 315 S. Dixie Highway, would offer 190 apartments

A potential redevelopment project is in the works for a commercial building located in downtown West Palm Beach. Linton Jog Associates, managed by John Hoecker of Jupiter Realty Co. and Kent N. Wilmering of Max Realty Corp., have submitted a site plan application to city officials for the property at 315 S. Dixie Highway and 411 Fern St. The existing structure on the 0.95-acre property is a two-story, 49,822-square-foot commercial building constructed in 1966.

The developers are planning to redevelop the site by demolishing most of the current commercial building, leaving only 9,411 square feet fronting Dixie Highway. In its place, they aim to construct a 25-story apartment tower spanning 212,707 square feet. The tower is set to feature 190 apartments and 274 parking spaces, with amenities such as a business lounge, a pet spa, and a package room on the ground floor. Additional amenities will be available on the sixth-floor pool deck.


To achieve this project's scale, the developer intends to acquire density from another location within the city. The proposed apartments will vary in size, ranging from 553 to 1,246 square feet. The unit breakdown includes 38 studio apartments, 76 one-bedroom units, and 57 two-bedroom units.



The project's architect is Spina O’Rourke & Partners, a West Palm Beach-based firm, while the developer assembled the property through transactions of $4 million in 2001 and $420,000 in 2004.


In the submitted application, the developer highlights that the mixed-use project aligns with urban design principles to maximize the site's development potential. The intention is to create a project that is comparable and consistent in scale with the existing and approved developments in the surrounding area.


Adjacent to this property's southern side, a partnership involving 13th Floor Investments, Wexford Real Estate Investors, and L&L Holdings has received city approval for a 25-story tower. This neighboring tower will feature 400 apartments and 30,000 square feet of commercial space.


The downtown area of West Palm Beach has experienced a surge in multifamily building projects, fueled by the influx of companies into the city's new office buildings.
