$95 million oceanfront mansion by developer Joe Farrell hits the market in Manalapan

In the exclusive town of Manalapan, south of Palm Beach, a new construction oceanfront estate at 1140 S Ocean Blvd. is set to become the most expensive listing in the area, with an asking price of $95 million. The ambitious project is spearheaded by renowned developer Joe Farrell, known for building luxury homes for high-profile clients like Madonna and Justin Bieber. This significant price tag represents a remarkable increase from the $32.5 million Farrell paid for the property in January, demonstrating his commitment to creating an unparalleled residence.


The listing agent, Margit Brandt of Premier Estate Properties, describes the residence as having "the most stunning ocean and Intracoastal views at the highest elevation in Manalapan."

She represented Farrell in his January purchase and has returned to list the property for sale.


Farrell, who also owns a home in Manalapan, is no stranger to luxury real estate, having built numerous high-end homes in the Hamptons and carried out projects in South Florida. The Manalapan estate boasts an impressive 150 feet of waterfront on both the ocean and the Intracoastal Waterway, offering breathtaking views and unparalleled access to the water.



The property is undergoing a complete transformation, with the existing 1990s-era mansion and guesthouse being rebuilt in a contemporary architectural style. Upon completion in the fall of 2025, the main house will span an impressive 19,000 square feet, complemented by a 4,000-square-foot guesthouse. The expansive estate will feature a total of 13 bedrooms, two swimming pools with whirlpool spas, a pool cabana with a summer kitchen, a pickleball court, and garage parking for eight cars.


This development comes on the heels of another significant real estate transaction in Manalapan. Billionaire Larry Ellison, founder of Oracle, recently acquired the beachfront Eau Palm Beach Resort & Spa for approximately $277.4 million. Located just a mile south of Farrell's project, the hotel is rumored to be transformed into a Nobu-branded hotel, adding to Ellison's growing hospitality portfolio.

Ellison also owns the largest private residence in Manalapan, further solidifying the town's reputation as a haven for the ultra-wealthy. Other notable residents include Billy Joel and Tony Robbins. The completion of Farrell's ambitious project is sure to add another landmark to this exclusive enclave, attracting discerning buyers seeking the pinnacle of luxury living.
