Black Salmon is bringing a bold new vision to Miami’s Edgewater neighborhood with plans for a 36-story mixed-use tower that seamlessly integrates residential living, retail, and community spaces. Partnering with the Mission San Francisco y Santa Clara, the Miami-based developer aims to transform underutilized land into a dynamic urban hub while preserving the area’s cultural and spiritual roots.
The project, designed by Arquitectonica, will feature a distinctive Diagrid Envelope that connects the podium to the tower in a continuous geometric pattern, creating an iconic addition to the city’s skyline. Located on a 1.02-acre site, the development will rise on parcels at 418, 422, and 430 N.E. 29th Street, as well as 343, 403, and 411 N.E. 28th Street.
A key element of the plan is the integration of a new five-story facility for the Mission San Francisco y Santa Clara church, providing expanded space for offices, meeting rooms, and rectory residences. The original church, a 4,603-square-foot structure built in 1997, will remain untouched, while the new facilities will sit to the west, adjacent to the tower.
The 552,326-square-foot tower will include:
229 residences starting on the 11th floor, with units ranging from 706 to 2,298 square feet. Options include 78 one-bedroom units, 101 two-bedroom units, 46 three-bedroom units, and four spacious four-bedroom units.
4,416 square feet of retail space at the base of the tower, catering to residents and the community.
14,404 square feet for church expansion, ensuring improved facilities for the congregation.
412 parking spaces in a multi-level structure integrated into the design.
World-class amenities, including a rooftop pool, coworking spaces, a fitness center, a library, a spa, a children’s playroom, a private cinema, and a lounge.
With a rooftop height of 406 feet above sea level, the tower is designed to blend luxury with functionality, making it a landmark for the growing Edgewater neighborhood. The Urban Development Review Board will evaluate the plans on December 18, marking a critical step forward for this ambitious project.
