Clearwater Beach's first new luxury condo in over a decade launches sales

BH3 Management and U.S. Development have announced the Viceroy Residences Clearwater Beach, marking the debut of Viceroy-branded residences on Florida’s West Coast. Set to open in late 2027, the development will be the first new luxury condominium on Clearwater Beach in over a decade.
The $250 million project will feature two nine-story waterfront towers with 86 luxury units ranging from $2.5 million to $12 million. Residences will offer two to five bedrooms, with sizes between 2,078 and 3,443 square feet. A limited collection of three-, four-, and five-bedroom penthouses will feature expansive terraces and panoramic views of the Gulf and Clearwater Bay.
Viceroy Residences Clearwater Beach will provide residents with a comprehensive suite of luxury amenities. Highlights include a private, 270-foot secluded beach bookended by jetties, a resort-style pool with private cabanas and sunbeds, a sunset deck, and a fire pit. Wellness offerings include a state-of-the-art gym, a full-service spa with hot and cold plunge pools, a sauna, and a relaxation lounge. Social amenities include a private restaurant, valet service, a club room, and a media room.
Designed with coastal durability in mind, the project will be built nearly 19 feet above sea level, exceeding FEMA standards with an elevation of 18.6 feet NAVD. Impact-resistant glass, capable of withstanding winds up to 165 miles per hour, will enhance storm protection.
The development is a joint venture between BH3 Management, which has completed over 4 million square feet of real estate including Privé at Island Estates, Icon Las Olas, and Trump Hollywood; and U.S. Development, which has delivered more than 800 residential units totaling $1.1 billion in projects. The pair acquired the 3-acre site, formerly home to the Fisherman’s Wharf restaurant, for $24.75 million in February 2024—setting a record as the most expensive vacant lot sold on Clearwater Beach.
Viceroy Residences Clearwater Beach marks Viceroy’s first branded residential project on Florida’s Gulf Coast, adding to the brand’s global portfolio, which includes properties in Portugal, Mexico, Saint Lucia, Serbia, and the United States.
