Sales for The Delmore, a luxurious waterfront condominium designed by Zaha Hadid Architects (ZHA) and developed by DAMAC International, officially launched on January 28, 2025. Positioned as one of Miami’s most prestigious ultra-luxury developments, prices for these exclusive residences start at $15 million.
Located in the heart of Miami’s “Billionaire’s Triangle,” The Delmore occupies the site of the former Champlain Towers. Surrounded by Indian Creek, Surfside, and Bal Harbour, this area has long been a magnet for ultra-high-net-worth individuals.
As DAMAC International’s first real estate project in the United States, The Delmore represents a pivotal moment for the developer. This launch comes with the recent $20 billion U.S. investment announcement from DAMAC’s Founder & Chairman Hussain Sajwani, to establish a significant presence in the American data market.
The 12-story building features 37 expansive residences averaging over 7,000 square feet, with penthouses starting at 10,000 square feet. Each home offers a high-end lifestyle reminiscent of a five-star hotel, including dedicated services such as a Residence Manager and residential butler staff.
The exterior of The Delmore is designed to integrate seamlessly with its coastal surroundings, using glass fiber reinforced concrete (GFRC) inspired by the local environment. Architects at ZHA collected sand and seawater samples during site visits to create a façade that reflects Miami’s natural landscape.
Among the building’s most striking features is a dramatic flow-through canyon that separates the north and south wings, offering breathtaking sky views. A 75-foot-long acrylic swimming pool, suspended 125 feet above the ground, serves as both a visual centerpiece and a unique amenity for residents.
The Delmore offers more than 55,000 square feet of amenity spaces focused on wellness and relaxation. Highlights include a 20,000-square-foot meditation garden, reflective pools, botanical serenity paths, and open-air yoga spaces. Residents will also have access to an exclusive private restaurant featuring a Michelin-starred menu.
With a projected completion in 2029, The Delmore is set to become one of ZHA’s most iconic U.S. residential projects. Douglas Elliman is overseeing sales and marketing for this landmark development.
