Fortune International Group and Terra unveil ultra-luxury boutique branded condo on Key Biscayne

Terra and Fortune International Group have joined forces to acquire the former Silver Sands Beach Resort in Key Biscayne for $205 million, unveiling plans for a new 56-residence branded condominium that is set to become the most climate-resilient property on the island. Located at 301 Ocean Drive, the oceanfront site will be transformed into an ultra-luxury, boutique development that reflects both the natural beauty and cultural richness of Key Biscayne. Construction is expected to begin in late 2026.

Key Biscayne stands apart as one of South Florida’s most treasured enclaves—where lush landscapes, walkable streets, and a strong sense of community converge just minutes from downtown Miami. The upcoming project is poised to deepen that legacy, offering expansive ocean-view residences, a curated collection of resort-style amenities, and an architectural vision grounded in sustainability and design excellence.
Touzet Studio leads the design, with tropical landscaping by Raymond Jungles. Inspired by the iconic Stiltsville houses that hover above Biscayne Bay, the building will embrace a floating, tropical modern aesthetic. A network of rain gardens, bioswales, drainage wells, and a cistern system will be seamlessly integrated into the site, setting a new standard for environmentally responsive oceanfront living.

Amenities will include a fine dining restaurant, two resort-style pools, indoor and outdoor social lounges, and a wellness-focused fitness center and spa. The development will also invest in infrastructure improvements for the Village of Key Biscayne, including upgraded drainage systems, enhanced traffic circulation, and contributions to public parks through the Village’s Land Acquisition Trust. A significant boost to the local tax base is also expected.
The project marks the latest in a series of high-profile developments from Terra and Fortune. Terra’s recent and active projects include Five Park in Miami Beach, Villa Miami in Edgewater, and The WELL Bay Harbor Islands. Fortune’s portfolio includes The Ritz-Carlton Residences in Sunny Isles Beach and Pompano Beach, St. Regis Residences in Sunny Isles Beach, and ORA by Casa Tua in Brickell.
