Live Local plans submitted for a pair of 36-story towers dubbed Ultimate Wynwood

Plans have been submitted for Ultimate Wynwood, a new development featuring two 36-story towers in Miami's Wynwood neighborhood. This ambitious project is set to bring 1,300 residential units and 21,601 square feet of commercial space to the area, designed to meet the needs of Miami’s growing population and provide affordable housing options under Florida’s Live Local Act.
Ultimate Wynwood’s layout includes:
1,300 Residential Units: With a mix of micro-units, studios, one-bedroom, and a handful of two- and three-bedroom apartments.
Commercial Space: 21,601 square feet for retail or commercial purposes, activating the ground level.
Parking Provisions: 1,099 on-site parking spaces across two basement levels and floors two through five, with a 30% waiver request to optimize parking.

Under the Live Local Act, Ultimate Wynwood will reserve 40% of its units as income-restricted. This includes 524 affordable micro-units ranging from 300 to 375 square feet, catering to those needing compact, budget-friendly options. The remaining units offer a range of layouts:
456 Studios: 400-527 square feet, classified as “regular” apartments.
285 One-Bedroom Apartments: Starting at 585 square feet, also marked as regular.
12 Two- and Three-Bedroom Units: Available for those needing more space.

Architect Kobi Karp envisions Ultimate Wynwood as a mixed-use space that integrates with Wynwood’s vibrant arts and cultural scene. This project not only adds high-density housing but also supports the area’s economic growth by including substantial commercial space and encouraging walkable, community-centered living. The building’s modern aesthetic is designed to complement Wynwood’s unique urban fabric.

The proposal is scheduled for a hearing before the Wynwood Design Review Committee on November 18. If approved, Ultimate Wynwood will represent one of Wynwood’s largest residential developments to date, showcasing Miami’s ongoing commitment to accessible urban housing and sustainable community growth.
