Mint Developers, Sonesta International Hotels Corp., and AD1 have announced plans for The James Hotel & Residences, an $850 million hotel and residential project set to rise in downtown Miami. This collaboration brings together Mint Developers' local expertise, Sonesta's global hospitality presence, and AD1's property management acumen.
The James Hotel & Residences will feature 336 fully furnished, for-sale residences alongside approximately 200 hotel rooms. Standing at 82 stories, it is expected to become one of Miami's tallest skyscraper upon completion. Construction is scheduled to begin in the first quarter of 2026, with completion anticipated by early 2028. Residential sales are expected to launch in the second quarter of this year.
Residents and hotel guests will enjoy a range of upscale amenities, including a luxury spa, private cabanas with plunge pools, snow and rain rooms, and onsite dining options. Notably, one of the property’s restaurants will house the highest-elevation luxury bar in the Americas. The development will also feature a four-story private club with exclusive access for members and hotel guests.
While specific financing details were not disclosed, Daniel Berman, president and CEO of AD1, confirmed that the first round of funding has been secured, with Sonesta contributing directly to the project's financing. Berman described the development as "a testament to our commitment to redefining luxury hospitality and creating unforgettable experiences."
Sonesta International Hotels Corp., headquartered in Massachusetts, operates around 1,100 properties with 100,000 guestrooms across 13 brands in eight countries, making it the eighth-largest hotelier in the United States, according to Smith Travel Research.
Mint Developers is a joint venture involving AD1, Big Development, and To The Stars, with a portfolio of more than 5,000 developed or managed units since its inception.
