Mirai Design District, designed by renowned Japanese architect Kengo Kuma is coming to Miami

Lionheart Capital, Leviathan Development, and Well Duo have announced their collaboration for a new office/retail building in Miami's Design District. The project, named Mirai Design District, is set to be located at 4200 N.E. Second Ave, with Japanese architect Kengo Kuma at the helm of its design. In September, DD 4200 LLC, an affiliate of these developers, purchased a 10,550 square foot plot of land for $20 million and already owns an adjacent 15,200 square foot site at 4218 N.E. Second Ave, which currently houses Lionheart's headquarters. Earlier plans revealed a 65,000-square-foot office/retail building for this site.

The developers have now unveiled further details about Mirai, which translates to 'distant future' in Japanese. The building will feature 17 modular retail units covering 15,500 square feet on the ground floor and 41,000 square feet of premium office space across the second and third floors.

Kuma's design is inspired by Miami's vibrant energy and natural beauty, aiming to blend Japanese traditions with the city's architectural heritage.

Mirai is envisioned as a space harmonizing with Miami's tropical elements and will include eco-friendly features like a green roof with solar panels and a central garden.

The project's groundbreaking is scheduled for summer 2024, with completion targeted for late 2025. This development comes at a time when Miami is experiencing a surge in office rents due to an influx of companies into the city. The Miami Design District, known for its upscale restaurants, luxury retail, and art scene, is becoming increasingly attractive to affluent individuals and businesses, making it an ideal location for such a high-profile project.
