New $2 billion mixed-use development connecting Midtown, Wynwood, and the Design District unveiled

Plans have been unveiled for a $2 billion mixed-use development that will reconnect Midtown Miami with surrounding neighborhoods through new parks and pedestrian pathways. Set on a long-vacant, five-acre site once planned for a big-box retail store, the newly announced project introduces a dynamic urban environment featuring residential, retail, and wellness experiences—all anchored by Midtown Park Residences by Proper.
The project marks Proper Hospitality’s Florida debut and its second residential development, following the success of Austin Proper Residences. Known for creating immersive lifestyle hotels such as the Kelly Wearstler-designed Santa Monica Proper and Austin Proper, the brand is now bringing its signature aesthetic and high-touch hospitality to Miami in partnership with Rosso Development and Midtown Development.

Located within walking distance of both the Design District and arts-focused Wynwood, the 28-story Midtown Park Residences will feature 288 branded homes ranging from 510 to 1,730 square feet, along with a private penthouse collection averaging 3,150 square feet. These upper-tier residences will include 20-foot-tall corner living spaces, rooftop gardens, private pools, and Proper’s signature wet rooms with freestanding bathtubs.

Residences are designed with open layouts, 10-foot ceilings, wraparound terraces with glass railings, imported wood porcelain flooring, and energy-efficient windows. Kitchens will feature Italian cabinetry, quartz countertops, brass accents, and appliances by Sub-Zero and Wolf. Primary suites are outfitted with spa-style bathrooms, double showers enclosed in glass, Jade ceramic walls, and Hansgrohe brass fixtures.
Meyer Davis Studio leads the interior design, interpreting Proper’s West Coast-rooted style with a sense of Miami’s bold, artistic energy. The architecture is being shaped by renowned firm Arquitectonica, with landscaping by Naturalficial.

Beyond the residences, the broader development will include over 120,000 square feet of retail, food, and workspaces. Highlights include a mix of culinary concepts, boutiques, and collaborative office environments. A public racquet and padel club with eight courts will serve as a recreational anchor for the community, while two public parks and landscaped paseos will create walkable links between key cultural neighborhoods.

Residents of Midtown Park will also have access to more than 40,000 square feet of private amenity space. These include a signature restaurant and bar, pool deck, yoga and meditation gardens, spa pools, saunas, Pilates studio, massage rooms, pickleball court, coffee bar, kids’ club, vegetable garden, business center, and virtual golf simulator. A dedicated Culture Concierge team will provide tailored services from in-residence housekeeping to pet care and curated events, including exclusive access to programming across Proper’s hospitality portfolio—such as the upcoming relaunch of the historic Shelborne Hotel by Proper on Miami Beach’s Millionaires’ Row.

Sales are now underway through Fortune Development Sales, with prices starting in the low $700,000s and reaching up to $2.7 million. Completion is expected in 2028.
