New York developer plans The Helm, a Live Local Act project in Miami Design District

Miami’s Design District is about to welcome a groundbreaking addition with The Helm, a mixed-use project that perfectly blends luxury living, workspaces, retail, and community spaces. Spanning two acres and costing nearly $500 million to develop, The Helm is poised to elevate the neighborhood’s reputation as a hub for art, architecture, and upscale living.

The project, developed by Helm Equities' Ayal Horovits in partnership with Cube3's Jon Cardello, features an impressive 500,000 square feet of active uses. It includes 162 branded residences, 116 rental units, 80,000 square feet of boutique office space, 45,000 square feet of retail and dining experiences, and over 600 parking spaces. A vibrant community park, sprawling across 35,000 square feet, bridges the Buena Vista and Design District neighborhoods, offering lush landscaping and open spaces for public enjoyment.


Designed to blend seamlessly with its surroundings, The Helm introduces a distinct architectural approach, drawing inspiration from the Streamline Art Deco history of Buena Vista. Two interconnected buildings, linked by a retail paseo and flanked by a sculpture garden, emphasize walkability while maintaining a unique identity. Private terraces and outdoor spaces throughout the project boast breathtaking 360-degree views of Biscayne Bay and Downtown Miami, further elevating the live-work experience.

Leveraging Florida’s Live Local Act, The Helm fosters a diverse community, with 40% of its residences offered at 120% of the Area Median Income. Residents will also enjoy luxury amenities, including valet and concierge services, serene pool decks, a state-of-the-art gym, private lounges, and dining spaces.

Strategically situated near the Florida East Coast Railroad tracks and the future Northeast Corridor Brightline station, The Helm is built to reduce traffic congestion. A Kimley-Horn traffic study estimates a 29% AM and 37% PM decrease in daily commutes compared to a previously planned commercial-only project.


Sustainability is at the forefront of The Helm’s design. It aims to achieve LEED Gold and WELL Gold certifications with features like 100% outside air systems and an all-electric HVAC system, setting a new standard for environmentally conscious development in Miami.
