Olive at Peabody Union residential tower unveiled, plans for April move-ins

Development partners Hensler Development Group, Stiles, and PGIM Real Estate are offering a detailed first glimpse and opening timeline for the 27-story residential tower at the center of its Peabody Union, which is set to offer a new vision for downtown living, shopping, and entertainment within the blossoming South Bank district.

Perched over the Cumberland River with abundant green spaces, breezy walkways, access to the riverfront and 360-degree views of Nashville, the apartments have been named Olive at Peabody Union, and property manager Bozzuto has begun collecting initial interest leading up to the start of leasing in February at its newly-launched landing page at liveolivepeabody.com. Initial move-ins are expected in April of this year.

Floor plans at Olive provide ample room for practical needs, offering studios, one-bedroom, two-bedroom, and three-bedroom penthouses. Two- or three-bedroom units make up 40% of Olive, meaning larger units comprise a much greater percentage of the building mix compared to market standards. These units begin at 1,179 sf and range all the way to 2,585 SF.


Designed by Hastings Architecture, Olive at Peabody Union boasts rich custom materials throughout, like polished concrete, hardwoods, artisan metal staircases, which designers crafted to be explored. Olive’s exterior features architectural metal panels which change perceived colors in the sun and shade, heightening its prominence and ability to stand out on the Nashville skyline.

Adding to the luxe and welcoming interiors are leather-wrapped walls, lush fabrics, and a curated art collection. Flooded with natural light from floor-to-ceiling windows, Olive’s interiors are bright and beautiful with thoughtful storage solutions and large living spaces that allow for sweeping views of the city, river, and hills below.


Olive features world-class amenities including a speakeasy sky lounge, expansive amenity deck with pool and hot tub, wellness center with cold plunge and infrared sauna, state-of-the-art gym, and co-working lounges with stunning views of Cumberland River and downtown Nashville.

Olive also features art and an on-site wellness program. Additionally, its residents will have direct, interconnected access to Peabody Union’s 50,000 square feet of combined retail and food and beverage space which is within two acres on the ground floor of the development. Peabody Union also includes 250,000 square feet of Class A office space.

Peabody Union and Olive’s opening will further catalyze the 125-acre South Bank district it is at the center of. The area is envisioned by local stakeholders to be developed as a livable urban neighborhood with quieter, upscale options — not become an extension of Lower Broadway or the Music City Center, Hensler has noted.
