The development venture at 500 Brickell Key Drive continues to evolve with a significant step forward. As per the accord sealed on October 5, the initial phase of development will unfold with 6,500 square feet of prime office space dedicated temporarily to a sales center. Following this, the project will transition into a phase featuring a diverse mix of 289 residential units, 179 hotel rooms, and an expansive 28,054 square feet designated solely for a full-service restaurant.
One Island Drive is set to become an iconic destination with two towering structures: The Residences at Mandarin Oriental, Miami, and an adjacent hotel building. This project mirrors Swire Properties' dedication to blending innovation with sophistication, ensuring a harmonious integration with Brickell Key's serene ambiance. Envisioned by the internationally recognized architectural firm Kohn Pedersen Fox, the design of these towers reflects a synergy of modernity and elegance. The residential tower is projected to rise beyond 800 feet, with the hotel tower reaching around 400 feet, both contributing to the dynamic Miami skyline.
Moreover, advancements at One Island Drive are mirrored in the Miami Building Department's movements towards securing construction permits for the temporary sales center, a development recently covered by The Next Miami. The construction cost for this facility is estimated at $7 million, showcasing a well-considered strategy to provide prospective investors with a tangible insight into the project's offerings.
The tallest structure, The Residences at Mandarin Oriental, Miami, is an architectural marvel embodying deconstructivist principles. Its exterior, with subtle curvatures, crafts a complex aesthetic, while its textured shell structure featuring exposed columns and slabs creates a distinctive silhouette. Contrarily, the 400-foot-tall hotel tower adopts a more subtle design approach, yet its sloping crown offers a contrasting outline. Internationally renowned designers have been commissioned for the project. Tristan Auer will helm the design of The Residences' interiors, while AD 100 and Elle Décor A-List designer Laura Gonzalez will oversee the hotel interiors. The esteemed Thai firm, Shma, will lead the landscape architecture.
One Island Drive signifies the first residential construction on Brickell Key in over a decade, marking a unique opportunity for acquiring new residences. With prices starting at $3,500,000, sales are anticipated to launch in late 2023.
Unveiling their vision, Swire Properties disclosed plans for two luxury towers on Miami’s Brickell Key, under the Mandarin Oriental brand. The U.K. and Hong Kong-based Swire has been nurturing the development of this man-made island off Brickell Avenue for 40 years, and the 2.4-acre lot on the island's southern tip is set for transformation. The comprehensive plan for this property, approved by the city in 2015, is now ready to be actualized.
One Island Drive's twin towers are poised to redefine luxury living in Miami. The first tower, the 800-foot-high Residences at Mandarin Oriental, Miami, will house 220 condo units with two to four bedrooms. The building will culminate in a pair of penthouses, each sprawling over 6,000 square feet. The second tower, replacing the existing Mandarin Oriental, Miami hotel at 500 Brickell Key Drive, developed by Swire in 2000, will stand at about 400 feet. This tower will host the North American Mandarin Oriental hotel with 151 hotel rooms, 61 private residences, and 28 condo-hotel units.
With a surge of affluent families moving to Miami, the demand for larger condos is on the rise. One Island Drive addresses this demand with its offering of spacious condos. Swire Properties President Henry Bott envisions One Island Drive as an "island sanctuary" for enthusiasts of luxurious design and meticulous craftsmanship. The existing Mandarin Oriental, Miami is expected to operate through 2024 before its planned demolition.
The novel Mandarin Oriental towers will be united by a 100,000-square-foot amenity deck, housing pools, cabanas, work lounges, private dining rooms, restaurants, a spa, and a health club. Collaborating with New York-based Kohn Pedersen Fox Associates for architectural expertise, Paris-based Tristan Auer for condo interior design, and legal advisory from Greenberg Traurig attorneys, the project aims for a seamless execution. Additionally, a partnership with billionaire Stephen Ross of the Related Cos. is in place to construct Miami’s largest office building, One Brickell City Centre, as part of Swire’s expansive 4.9 million-square-foot Brickell City Centre mixed-use initiative.
