PopStroke, a mini-golf entertainment venue co-owned by golf icon Tiger Woods and Greg Bartoli, is in the process of seeking a new location at Palm Beach International Airport.
The Palm Beach County Commission is set to review a lease and development arrangement, along with an access easement, with PopStroke on August 22nd. The company is aiming to establish a mini-golf facility on a 3.37-acre plot situated near the southwest corner of Australian Avenue and Belvedere Road.
The site was made available through a request for proposals (RFP) released by county officials in March. After evaluating three proposals, the selection committee ultimately recommended PopStroke, as stated in a staff memo. Adjacent to the DriveShack driving range, the location provides an opportunity for golfers to enhance both their short and long-game skills in close proximity.
PopStroke CEO and founder Greg Bartoli noted that the presence of DriveShack did not significantly influence his decision. Bartoli's attraction to West Palm Beach stems from its expanding downtown market and vibrant economy. The strategic positioning of the area, near Interstate 95, offers easy access for visitors from Palm Beach Gardens and Boca Raton, attracting a significant amount of traffic.
The proposed agreement outlines PopStroke's plans to construct two 18-hole mini-golf courses, an additional "challenge hole," and a 13,933-square-foot building with food and beverage services. The estimated investment for the project is approximately $8 million, leading to the creation of 100 full-time and 60 part-time jobs. The venue will include a full-service restaurant, an ice cream parlor, a bar that offers drinks on the golf course, a playground, and an outdoor games area. The establishment will boast 108 parking spaces.
Regarding the financial terms of the intended 30-year lease, PopStroke will make payments to the county based on either $448,158 or 4% of the initial $10 million in annual gross revenue, coupled with 2% of any revenue surpassing the $10 million mark. Construction must be completed within 16 months of signing the lease.
Pending approval of the deal, Bartoli envisions opening the West Palm Beach PopStroke location in the fall of 2024, marking the company's 17th establishment. Since Tiger Woods' involvement in 2019, PopStroke has undergone impressive expansion, presently operating in seven locations. Additionally, the first South Florida venue is scheduled to open in Delray Beach in October, with plans for a Wellington location in 2024.
