Seven great projects that are reshaping the future of Hollywood

Hollywood is undergoing a transformative wave of development, with several ambitious projects reshaping its future as a vibrant coastal destination. From ultra-luxurious private clubs to innovative residential towers, these developments are setting new standards for living, recreation, and leisure.



The Shell Bay Club

Led by renowned real estate developers Witkoff and PPG, Shell Bay in Hallandale Beach is an ultra-luxurious private club and residential destination. It offers 108 bespoke residences and a forthcoming 60-key resort, both in collaboration with the award-winning Auberge Resorts Collection. The heart of the community is The Shell Bay Club, featuring a 7,250-yard championship golf course designed by Greg Norman. Opened in October 2023, the club boasts one of the highest initiation fees in the U.S. at $1.35 million, making it one of the most prestigious new private clubs in Miami and North America. The golf course is accompanied by a 12-acre practice facility, including a 9-hole Par 3 course. Year-round amenities include the newly launched Racquet Club, with programming led by tennis legends the Bryan brothers, featuring European clay, pickleball, and padel courts. Soon, residents will also enjoy an 18,000-square-foot Spa and Wellness Center, and the Clubhouse, opening later this year, will offer a 7,500-square-foot fitness center, luxury locker rooms, dining options, a cocktail lounge, and lobby bar. The Shell Bay Yacht Club will also feature 48 slips, private charters, and sport and leisure excursions, enhancing this exclusive lifestyle.


 


The Diplomat Beach Resort

The Diplomat Beach Resort will be rebranded as the Signia by Hilton Diplomat Beach Resort, undergoing a transformation to offer "approachable luxury." The hotel’s public spaces will embrace a lush, sophisticated style while honoring the destination's history. The lobby will feature a multi-story conservatory with exotic plants, a central bar, and Mediterranean-inspired small plates. A revamped pool deck will include an adults-only infinity pool, cabanas, and outdoor bar areas. The 33rd floor will house Club Signia, a large terrace space with ocean views. The hotel's dining venues, including Playa, will get updates, and its over 200,000 square feet of meeting space will be renovated to suit premium global travelers, featuring an oceanfront event terrace. The property is part of a broader expansion of the Signia by Hilton brand, which includes hotels in Atlanta, Indianapolis (opening in 2026), Orlando, and San Jose. The Diplomat’s rebranding follows its $835 million acquisition by UBS Asset Management and Trinity Real Estate Investments.


 

Block 40 Food Hall

Block 40 has recently opened its doors in Hollywood, bringing an exciting new dining experience to the area. With more than 120 mouthwatering food options across 10 diverse food concepts, there’s something to satisfy every craving. In addition to the wide variety of food, Block 40 boasts an impressive drink menu, offering over 150 craft beers and 100 tequila options, making it a go-to spot for foodies and drink enthusiasts alike. Whether you're in the mood for a casual bite or a fun night out, Block 40 delivers a vibrant atmosphere with plenty of flavors to explore.


 

Icon Beach Residences

Related Group and BH Group have launched sales for their planned 37-story Icon Beach Residences, a 350-unit condo tower in Hollywood, located across from the Diplomat Beach Resort. The project at 3210-3690 South Ocean Drive will offer units ranging from one to three bedrooms, with prices from $825,000 to $2.8 million. Amenities will include a marina, fitness center, spa, pool, and outdoor theater, with art from Jorge Pérez’s contemporary collection. The developers, who also won approval for a nearby 500-key hotel, are collaborating with the Diplomat to offer beach access and services to residents. Dezer Platinum Realty is handling the sales, and the project is expected to generate up to $700 million in total sales. The target market includes domestic buyers and Canadians, a growing demographic in South Florida’s luxury market.


 

One Hollywood

The 32-story condo development One Hollywood has recently launched sales, with construction set to begin in 2025. This modern high-rise will offer 11 unique floor plans, providing a variety of living options for future residents. Along with stylish living spaces, the development will feature a range of communal amenities, including a rooftop garden, a swimming pool, and co-working spaces designed for both relaxation and productivity. One Hollywood promises a blend of luxury and convenience, making it an appealing choice for those looking to enjoy urban living in the heart of the city.


 

Circ Residences Hollywood

Circ Residences Hollywood has launched after its condo conversion, marking one of the first such projects in South Florida in the past 15 years. The 25-story building offers units with stunning views of the Atlantic Ocean and features exclusive amenities such as a co-working space, an upgraded fitness center, and a pickleball court. GCF Development announced the start of sales for the property, with prices ranging from $450,000 to $1.3 million. Located at 1776 Polk Street, the condominium, consisting of 386 one to three-bedroom units, showcases open-concept layouts and promises a modern, urban lifestyle. Sales are managed by ISG World, renowned for its luxury real estate marketing. Peter Jago of GCF Development emphasized the strategic location of the property within Hollywood Circle and its contribution to the city's growth, being close to major developments like Shell Bay Club and Golf Course. Residents will also enjoy nearby attractions like Olivia Restaurant and a Publix Supermarket, enhancing convenience and accessibility.



 

Hollywood Arts Residences

Hollywood Arts Residences is a proposed luxurious oceanfront tower developed by Related Group, standing 26 stories tall with 135 exquisite units and waterfront amenities. A key highlight is the collaboration between the City of Hollywood and Related Group to revitalize a popular 4-acre public beachfront at 1301 S. Ocean Blvd. The project includes meeting rooms, a fitness center, a restaurant, rebuilt public parking spaces within the condo’s garage, and an expanded community center. Its prime location offers residents easy access to Sunny Isles and Aventura, just 4 miles away, as well as Downtown Fort Lauderdale and Downtown Miami, both 20 miles from the property.
