Station East, an 18-acre mixed-use development, aims to revitalize Nashville's East Bank into a second downtown with 1,400 residential units, offices, and 600 hotel rooms

The RMR Group, a Boston-based developer, is at the helm of Station East, an ambitious 18-acre mixed-use project set to transform Nashville's East Bank. This development aims to serve as a cornerstone for the area, introducing 1,400 residential units, 1.2 million square feet of office space, 22,500 square feet of retail space, and over 600 hotel rooms. Publically revealed in 2022, and located strategically at 111 N 1st Street, near the new Nissan Stadium, Station East is envisioned as a vibrant extension of Nashville’s “second downtown,” blending seamlessly with the city's cultural dynamism and the emerging East Bank corridor.

However, critical to Station East’s fruition is the development of infrastructure, a challenge that Jesse Abair, Vice President of Development at The RMR Group, likens to missing the final piece of a puzzle after years of effort. Currently, the project's commencement hinges on the resolution of transit infrastructure plans by Metro, which are essential for integrating the development into the neighborhood's fabric. The RMR Group has been in close consultation with Metro, identifying essential infrastructure needs and exploring funding solutions, underscoring a collaborative approach to realizing the full potential of the East Bank as a mixed-use district.


Station East is designed with the intention of fostering an organic, urban neighborhood feel, featuring a diverse array of buildings and activated streetscapes that encourage community interaction and engagement. The project, brought to life through the vision of Hastings Architects, promises to enhance the pedestrian experience with wide, landscaped walkways, flexible retail and dining spaces, and a significant allocation of green space, including a 2.88-acre public park aimed at promoting connectivity and vibrancy within the neighborhood.



Service Properties Trust, an entity managed by The RMR Group, has owned the property for decades, recognizing the site's potential to contribute significantly to Nashville’s East Bank transformation. This realization comes after a strategic reevaluation of the site's best use, moving away from its former identity as a truck stop to become a cornerstone of urban development. The plan includes leveraging the site's prime location and architectural design to create a hub of activity that resonates with both locals and visitors, enhancing the East Bank’s role as a pivotal destination in Nashville’s urban landscape.


The development's strategy aligns closely with Metro’s Imagine East Bank vision, reflecting a shared commitment to thoughtful urban planning and community inclusivity. This collaboration underscores the importance of infrastructure in unlocking the area's development potential, with specific challenges such as the redesign of James Robertson Parkway into an urban boulevard to facilitate seamless integration with the surrounding urban fabric.


Looking forward, The RMR Group is focused on navigating the complexities of infrastructure development, market conditions, and community needs to bring Station East to life. The project represents a multifaceted approach to urban development, combining residential, commercial, and recreational spaces into a cohesive neighborhood designed to enhance the East Bank’s appeal and accessibility. As plans progress, Station East stands as a testament to the transformative power of strategic development in shaping Nashville’s future urban landscape. The team hopes to break ground in 2025, but that may not be likely.
