South Miami's Planning Board is set to review a substantial redevelopment plan for the mostly vacant Shops at Sunset Place - a transformative vision for the 10.1-acre property.
The plan, filed under the city's recently approved land development code, envisions a complete overhaul of the existing mall structure - adding tall residential towers, and an internal streetscape featuring shops and restaurants. The project, aptly named Sunset Place, would encompass a total of 1.47 million square feet, including 1,513 multifamily units, 287 hotel rooms, a 1,300-seat theater, 60,000 square feet of offices, and 150,000 square feet of commercial space, with a focus on restaurants and retail. Additionally, the plan includes provisions for 2,418 parking spaces.
The ambitious redevelopment aims to breathe new life into the struggling mall, which opened in 1999. Despite its location, the mall has faced challenges in attracting shoppers and tenants, leading to its current state of near vacancy. The new plan seeks to address these challenges by creating a vibrant mixed-use development that caters to the evolving needs and preferences of the community.

The proposed development would feature nine towers, ranging in height from 15 to 33 stories. The project would include one tower each for offices and the hotel, with the remaining seven towers dedicated to apartments. Each multifamily tower would boast a rooftop pool, offering residents a luxurious amenity.

The residential component of the development would comprise a diverse mix of unit types, including 283 studio units, 468 one-bedroom units, 482 two-bedroom units, and 280 units with three or more bedrooms. This variety aims to accommodate a wide range of residents, from young professionals and couples to families.

The developer's vision for Sunset Place extends beyond just the physical structures. The plan emphasizes the creation of a "granular network of streets" with smaller retail and food and beverage units, each possessing its own unique identity.
