Miami based real estate development firm Taubco and national real estate development firm Landau Properties today announced a joint venture and a significant construction loan for One Kane Concourse, the only trophy office building on Miami’s Bay Harbor Islands and the only Class A office building in Miami to offer private boat access and dockage. Located at 9551 E Bay Harbor Drive and diagonally across from the Bal Harbor Shops, the boutique 125,000-square-foot building will offer 75,000 square feet of ultra-luxury office space and a ground-floor waterfront restaurant. The joint venture has appointed Cushman & Wakefield to lead leasing efforts for the building.
Taubco and Landau Properties secured a $74 million dollar loan from national real estate lender 3650 Capital to finance the ground-up construction of One Kane Concourse. Construction will commence at the end of this month and slated for completion in late 2026.
“One Kane Concourse is a defining project for Miami,” said Irwin Tauber, Co-Founder and CEO of Taubco. “Bay Harbor Islands is captivating high-net-worth residents and desperately needs curated, luxury office space to cater to this migration and support companies looking to expand their footprint in South Florida,” added Jonathan Landau, Founder and CEO of Landau Properties.
“We are thrilled to finance this exceptional project in a truly extraordinary and unique sub-market of Miami with such strong sponsors,” said Jonathan Roth, Managing Partner and Co-Founder of 3650 Capital. “We continue to see a lot of opportunity to strategically deploy capital in this space as demand for ultra-luxury office continues to be healthy and drive excellent results.”
“One Kane concourse will redefine luxury office with levels of service, quality of design and construction and secured privacy far exceeding the standards of any other building to date,” said Laura Tauber, Co-Founder of Taubco.
Designed to offer an elevated, service-driven office experience, the building will feature a high-end ground-floor restaurant with the exclusive option of in-suite dining service for building tenants, as well as private boat slip access and dockage, elegant roof top venue and premium white-glove service. Every office boasts floor-to-ceiling windows and terrace that provides coveted private outdoor space and expansive views of Biscayne Bay, the Atlantic Ocean and Indian Creek Waterway. The seven-story building is designed by celebrated Miami-based architect Luis Revuelta, known for some of the preeminent luxury buildings in Miami.
Brian Gale, Andrew Trench, Ryan Holtzman and Edward Quinon of Cushman & Wakefield will oversee office leasing efforts for the property.
“This is the most exciting time to offer a trophy office building in Bay Harbor Islands, as the market continues to experience strong demand from the high-net-worth and financial service migration,” said Brian Gale, Vice Chair at Cushman & Wakefield. “This will be the only Class A office building in Miami to offer boat dockage for your water commute to work.”
Strategically located, One Kane Concourse places tenants just moments from the area’s most sought-after shopping and dining, including the world-renowned Bal Harbour Shops. It is situated near Indian Creek, Bal Harbour, Surfside, Sunny Isles and Miami Beach, and only a short distance to I-95, the Florida Turnpike and SR 826, offering convenient access for locals and commuters traveling by car, boat or on foot.
