The Allen Morris Company, a longstanding force in Miami’s real estate scene, has unveiled Ponce Park, an exclusive boutique condominium development in Coral Gables. Sales have officially begun for the 58-unit luxury project, which will offer two- to five-bedroom residences ranging from 1,900 to 6,500 square feet. Each home will feature expansive 11-foot-deep terraces complete with fully equipped summer kitchens. Prices start at $2.4 million, with ONE Sotheby’s International Realty managing sales efforts. A dedicated sales center is set to open in February, providing potential buyers with a preview of the residences and amenities.
Strategically positioned at 3000 Ponce de Leon Blvd., near University Drive, the eleven-story development will introduce an array of high-end amenities spanning 30,000 square feet. Residents will have access to rooftop pools, a jacuzzi, a spa, and an exclusive sky bar. Additionally, the ground floor will house 25,000 square feet of curated retail space, including a renowned Michelin-starred restaurant, just a short walk from the bustling Miracle Mile.
In alignment with its prime location adjacent to Ponce Circle Park, the Allen Morris Company has committed $2 million toward enhancements and upgrades to the public space, contributing to the broader Coral Gables community.
Designed by acclaimed architect John Cunningham of Zyscovich Architects, with interiors curated by New York-based Meyer Davis, Ponce Park Residences seamlessly merges Mediterranean influences with modern sophistication. The building’s aesthetic will feature premium natural stone finishes, Venetian plaster, and bespoke metal and wood detailing. Groundbreaking is anticipated for the fourth quarter of 2025, with project completion expected in late 2027.
According to W. A. Spencer Morris, President of the Allen Morris Company, the development is envisioned as an enduring landmark. "Ponce Park embodies a refined elegance that will stand the test of time, blending the highest quality materials with meticulous craftsmanship."
Additional features of the residences include private elevators, soaring ceilings ranging from 11 to 12 feet, chef-inspired kitchens with Italian wood cabinetry, double waterfall Italian stone countertops, and high-end appliances from brands such as Sub-Zero, Wolf, and La Cornue. The residences will also be outfitted with advanced smart home technology and integrated automation.
John A. Cunningham of Zyscovich Architects highlighted the project’s architectural significance, stating, "Ponce Park is designed to serve as a gateway to Coral Gables, with its carefully crafted form and materiality ensuring its status as a cherished landmark for years to come."
Meyer Davis’ Managing Director, Nancy Santorelli, emphasized the vision behind the project: "Our goal was to create a space that embraces Coral Gables' essence—lush landscapes, timeless charm, and a vibrant community atmosphere. The result is an environment that seamlessly blends European elegance with modern comforts."
ONE Sotheby’s International Realty President Daniel de la Vega noted the project’s significance in shaping the future of the city’s luxury real estate market. "Ponce Park presents a rare opportunity to introduce a truly transformative residential experience in Coral Gables. Its combination of exquisite design, top-tier amenities, and an unbeatable location sets a new benchmark for urban living in one of the country’s most desirable neighborhoods."
