The District at Northwood begin foundation work, expecting Summer 2025 completion

In 2018, the West Palm Beach Community Redevelopment Agency (CRA) initiated a process to seek proposals for the acquisition, lease, and development of a 4.6-acre area between 23rd and 25th streets, previously known as the "Anchor Site, property situated in the Northwood Village area of West Palm Beach. The City's objective was to find a proposal that maximizes the site's development potential, stimulates further development activities, and establishes a central hub for pedestrian engagement, essentially creating a "Village Square."

The development encompasses a multifamily residential complex featuring 382 units spread across three distinct buildings. Unit configurations encompass studio, one-bedroom, and two-bedroom apartments. These units will be equipped with quartz countertops, stainless steel appliances, luxury vinyl wood-style plank flooring, and in-unit laundry provisions. Notably, ten percent (10%) of the units are designated for workforce housing.



The community amenities encompass ground-level retail establishments, a parking garage providing elevator access, co-working spaces integrated with virtual reality capabilities, an indoor/outdoor fitness studio, pickleball courts, and a rooftop entertainment hub complete with poolside cabanas. Outdoor facilities consist of a kitchen, dining zones, lawn games, and a pet park.


Additionally, the project allocates 63,000 square feet for commercial and retail purposes, introducing an array of dining, retail, and entertainment options. Over 12,000 square feet of public open space is intended to enhance the community environment. Over 500 parking spaces are allocated for tenants, with an additional 58 spaces available for public use. As part of the development, Broadway will be extended from Northwood Road to 23rd Street, and Pinewood Avenue will undergo realignment.


On January 12, 2023, a groundbreaking event took place for The District at Northwood, attended by Mayor Keith A. James, City Commissioners, representatives from the West Palm Beach Community Redevelopment Agency (CRA), and Immocorp Ventures, LLC. Subsequently, site demolition and preparatory groundwork commenced in May 2023. The construction timeline outlines the initiation of foundation work and vertical construction in August 2023, with a projected completion period of 24 months, Summer 2025.
