Conkreta Group, managed by Ionathan Brief, has proposed a 14-story apartment complex named "The George" in Hollywood, Florida. The project would be located on Federal Highway and Dewey Street.
The existing duplex and office building on the site would be demolished to make way for the complex. The property was acquired by Conkreta QOZB LLC for $1.95 million. The apartment complex would span 156,507 square feet and feature 114 units and 141 parking spaces. Amenities would include a coworking space, a pool, a clubhouse, an outdoor lounge, a yoga deck, and a fitness center. The apartments would range from 509 to 997 square feet, with a mix of studio, one-bedroom, and two-bedroom units. Construction is expected to begin in the second quarter of 2024. The George aims to differentiate itself as a boutique, higher-end rental community in comparison to larger developments in the area. The project was designed by NMD Nomadas. The site's location in a federal Opportunity Zone may provide tax advantages for the developer. Hollywood has experienced a development boom in recent years, particularly after rezoning its east side for greater density.
