The Rider at Wynwood, a new condo development by Rilea Group that permits short-term rentals, has officially commenced sales. Situated on a 31,358-square-foot plot at 94 N.E. 29th Street, the initiative plans to construct a 12-story building housing 146 units. Rilea Group, through its affiliate Rider Miami LLC, secured the property in 2021 for $12.21 million.
Units at the Rider at Wynwood are designed to cater to a range of needs and preferences, with sizes varying from 511-square-foot studios to spacious 1,612-square-foot three-bedroom apartments, all of which come fully furnished. The pricing for these condos starts in the $600,000s, reaching up to $1.8 million. This launch comes amid a rising trend in Miami for condos approved for short-term rentals, driven by the strong demand from platforms like Airbnb, despite the additional management they require.
Characterized by its unique rock and roll aesthetic, the Rider at Wynwood will feature fine art prints of iconic rock stars, a creative vision brought to life by Miami's Deforma Studios. Diego Ojeda, president of Rilea Group, and a member of the Wynwood Business Improvement District, expressed excitement over contributing to the neighborhood's vibrant evolution, aiming to mirror Miami's innovative spirit through this project.
Named with the anticipation of a potential Brightline station nearby, yet to be confirmed by Brightline, the development promises an array of amenities. These include an in-house fleet of Harley Davidson motorcycles, vespas, and electric bikes, EV charging stations, a fitness center, a beauty room, a pet spa, and a rooftop area equipped with a pool, cold plunge pool, sauna, and an IV therapy room. Additionally, the building will offer about 11,200 square feet of commercial space, featuring a speakeasy bar and restaurant atop the building.
Rilea Group has partnered with RealtyMogul for crowdfunding this project, planning to initiate construction by the end of 2024 and eyeing completion by late 2026, with Coastal Construction serving as the general contractor. Cervera Real Estate is overseeing the sales for the Rider at Wynwood, marking a significant addition to Miami's Wynwood neighborhood.
