Two 43-story towers, referred to as 222 Namdar Towers, begin construction in Downtown Miami, spanning over 1.3 million square feet with 1,394 residential units

Approval has been granted by the Federal Aviation Administration (FAA) for the construction of two 43-story towers in Downtown Miami, a venture poised to transform the cityscape. This development, referred to as 222 or Namdar Towers, spans over 1.3 million square feet at 222 Northeast 1st Avenue and is a mixed-use project that combines residential, commercial, and parking spaces. The architectural design is led by Behar Font & Partners, with engineering by De Los Reyes Engineering, Inc., and development by the Namdar Group. Construction will be managed by John Moriarty & Associates, indicating a collaboration of industry leaders.

With 1,394 residential units and nearly 8,000 square feet of commercial space on the ground floor, the project also plans for 336 vehicle parking spaces and bicycle racks accommodating the same number of bikes. Namdar Group, known for its significant contributions to real estate development and investment, particularly in urban core markets, aims to create spaces that offer long-term value and community enhancement. John Moriarty & Associates brings extensive experience in construction across various states, contributing to Miami's skyline with projects like Brickell City Center and SLS Brickell. Behar Font's reputation for award-winning designs across Florida and the Caribbean further underscores the project's anticipated prestige.


Namdar Towers is set to enrich downtown Miami's dynamic growth, offering a variety of studio to two-bedroom apartments alongside a wealth of amenities. Residents can look forward to outdoor features like a sun pool deck, cabana, and BBQ area, as well as indoor facilities including a fitness studio, coworking lounge, and entertainment rooms ranging from music to golf simulators.



As the project progresses with already issued permits for initial site work and ongoing reviews for further construction stages, the secured $195 million from SCALE Lending in August 2022 ensures the financial groundwork is in place. This development not only signifies a notable expansion for downtown Miami but also reflects the ongoing interest and investment in the area's multifamily and mixed-use infrastructure.
