Two Riverside, a 59-story mixed-use tower in Brickell, is scheduled for review this week

The proposed 59-story mixed-use skyscraper, Two Riverside, located at 99 Southwest 7th Street in Brickell, Miami, is set for review on November 15 by the Urban Development Review Board. This slender, 730-foot-tall tower, envisioned by Brandon Haw Architecture and ODP Architecture & Design, with Newgard Group as the developer, is designed to offer 520,631 square feet of space. This includes 271,605 square feet of residential area across 169 units and 1,090 square feet for ground-floor retail. Parking facilities will be available at the adjacent One Riverside project, where Newgard Group is also developing two other towers, including the 44-story Lofty Brickell.

The Two Riverside site, which encompasses about 70,452 square feet or 1.617 acres, includes both the One and Two Riverside sites. The Two Riverside portion occupies 7,874 square feet, primarily fronting SW 7th Street Avenue. The property also borders SW 1st Avenue and SW 6th Street, with a notable frontage along the Miami River. A public plaza is planned between the proposed project and One Riverside, linking the sidewalk and Miami River Greenway with the Riverwalk.

This development is a key part of Newgard’s larger vision for the riverfront property, which in total will include three towers, offering 953 residential units, 932 parking spaces, 967 bike spaces, and various retail and commercial spaces. The project's name has evolved from 'Brickell Riverfront' to 'Riverside', aligning with the streamlined names of One and Two Riverside. Amenities are planned for floors 2 through 5 and 57, some exclusively for penthouse residents. Unit sizes will vary from one-bedroom apartments to spacious penthouse units.

Brandon Haw Architecture and ODP Architects bring a fresh architectural perspective to this project, differentiating it from the two-towered first phase designed by Arquitectonica. The new tower is distinguished by its unique exterior features, including white cladding, clear glass railings, grey-tinted glass, and an artistic mural on the southern elevation.

The design and engineering team for Two Riverside includes Desimone Consulting Engineers (structural engineer), Cosentini Associates (MEP/FP engineer), SLS Consulting (life safety consultant), Kimley-Horn (civil engineer), and Urban Robot Associates (landscape architect).
