Vita Residences at Grove Isle, located on 20-acre private island near Miami, expects 2025 completion

In April 2023, CMC Group under the leadership of Ugo Colombo commenced construction on Vita at Grove Isle in Miami. This sophisticated condominium project, notable for its luxury, is situated on the 20-acre Grove Isle, a gated private island near the Coconut Grove neighborhood. The seven-story structure, occupying the island's final waterfront space, will consist of 65 residences, all offering extensive views of the bay. These homes will be characterized by their exceptional design and quality materials. The construction timeline is projected to be complete in 2025.

Coconut Grove's real estate market is experiencing a surge in housing costs, driven by high demand from new residents and a diminishing supply of homes. A February 2023 report by One Sotheby’s highlights a 32% annual increase in average home prices in the area.


Already, over 40% of Vita at Grove Isle’s units have been sold, attracting predominantly U.S. buyers. The development features various residence types, including three to four-bedroom units, and a series of exclusive penthouses. Prices start at $5.5 million, with penthouses beginning at $12 million.



Ugo Colombo, renowned for his dedication to luxury and quality, has personally overseen each aspect of Vita at Grove Isle. His influence is evident in the design choices, from the floor plans to the selection of Italian marbles. Colombo envisions Vita as a transformative project for Grove Isle, combining privacy, waterfront elegance, and proximity to Miami's urban centers.


Colombo's impact on Miami's real estate landscape began in 1993 with Bristol Tower, followed by several landmark developments including Santa Maria, Porto Vita, Grovenor House, EPIC Hotel & Residences, and Brickell Flatiron. His latest project, Onda in Bay Harbor Islands, is nearing completion.


For Vita at Grove Isle, Colombo has collaborated with CallisonRTKL, S & E Architects, and A++ Architecture to create a unique design. The development comprises three buildings — Mare, Luce, and Sole — set amidst lush landscaping, designed to maximize views of Biscayne Bay.



Residents will enjoy a range of amenities, such as a bayfront pool, fitness center, spa, and a residents-only club offering additional facilities. Each residence features private elevators, Italian-designed kitchens, luxurious bathrooms, smart home technology, and soundproofing. Penthouses include expansive rooftop spaces.


The development also offers personalized services like a concierge, an app-based digital concierge service, private car garages with EV charging, and various other luxury amenities.


Grove Isle, known for its exclusivity and serene environment, is minutes from Miami's key destinations, making it a coveted residential location.
